A passion for golf and a desire for a sea change has two Orange home owners bidding to challenge the record sale price for a home in the Orange CBD.

When 27 Byng Street sold for $1.5 million in 2016 it was the most expensive house sold in the Orange CBD.
But nearly three years later two newly-renovated homes now up for sale, and both close to Cook Park, are looking to equal or better it.
LJ Hooker Orange real estate agent Alistair Miller said he believed 21 Summer Street, to be auctioned on March 16, was the real deal.
"I am openly talking $1.6 to 1.7 million," he said.
"People [who have seen the house] are saying they think it would [reach that]. The property might go higher than that.
"The scale, it's five bedrooms, three bathrooms, it's got a large private entertaining area outdoors. It has quality finishing throughout. Location, Sampson and Summer streets. It's the style, this is city living," he said.
It sold for $985,000 in 2010, nearly becoming one of our first million-dollar sellers.
He said retiring farmers from Warren bought the property and undertook a complete renovation but now the remaining owner was moving to the Hunter Valley to follow her passion for golf by living on a course.
Mr Miller said Sydney buyers, retiring farmers and local buyers were likely to show the most interest after it went on the market this week.
"I've had the most enquiries in the first 24 hours of any property I have ever marketed," he said.
"The Sydney buyers are a critical part of the market but often it is the locals who finish in front because they appreciate the iconic Orange residences."
One block away Robin Edwards has put his property at 65 Clinton Street on the market for $1.5 million after also undertaking an extensive renovation since it sold for $510,000 in 2015.
"It's unique, it's from 1905, that's earlier than most of them, it has 5/6 bedrooms, three bathrooms. When it was built it was obviously a professional house," he said.
Mr Edwards said he had renovated to create space for his family, not to sell, but was now looking to move.
"$1.5 million would recoup what I put into it but it won't be a big profit. I think it is a fair price. It is what is palatable to the Orange market," he said.
Mr Edwards said the first open house last Saturday saw 32 groups of people visit.
The next, through the selling agents Peter Fisher Real Estate, is on Saturday.
Estate agent Adam Savage said it was "a brand new property" at the rear after the renovations.
"There's completely new water, electricity, sewerage, commercial glazing," he said.
"It's fantastic for an extended family, for teenage grown-up children or even an Airbnb."
Mr Savage said the price was fair after million dollar-plus sales in Kite Street.
"The central market has gone up," he said.
