Built in 1860 by William Blackman, 'Bleak House' is a time capsule in the region, and with twelve-foot ceilings, 14-inch skirting boards and six fireplaces, the Victorian property was bound to impress.
The sale, conducted by The Property Shop, attracted potential buyers from not only the region but also nationally and internationally, who contributed to the "exceptional" social media traffic with 9,044 website views and 236,291 digital ad views.
A total of 31 inspections were conducted, leading to four offers and the eventual record breaking sale of $2.175 million.
"The prominence of the building, its facade and its location is why it was always going to make that sort of money," The Property Shop director, Andrew Palmer said.
"It's quite a substantial result for our region, it's a real testament to the market," The Property Shop real estate agent, Alyse Pilley said.
"The sale is also a testament to our team. We always work as one to get the results we achieve, and the interest in this sale shows that while we are a boutique agency, we have such a big reach, not just in the region, or Australia, but internationally too."
The site, which was once a hostel, hospital and more recently, a B&B, will go on to house a Sydney-based family who aim to make 'Bleak House' their permanent place of residence.
"We're excited for the current owner and the purchasers, we look forward to seeing what they do with the home," Ms Pilley said.
Record sale reflects trends
Data from Real Estate Data and Analysis firm CoreLogic shows that median sale prices in both. Mudgee and Mid-Western Region has risen steadily since 2017 with the median sale price in Mudgee rising from $450,000 in September 2020 to $525,000 in August 2021.
