According to the Director of the company involved in the sale, Burgess Rawson's Darren Beehag thinks the strength of the tenant coupled with the prime location in a major growth area will make for competitive bidding come auction day.
"The Mudgee site's highly lucrative position and impressive lease terms cement the property as an ideal opportunity for established investors eager to expand their portfolio with a reliable, long-term asset," Mr Beehag said.
"Mudgee itself has been identified as a major growth area in NSW with a strong local economy and emerging tourist destination, so we envisage this to truly be a set and forget investment opportunity.
"The high-performing Mudgee KFC fronts to busy Church Street at the gateway to Mudgee from Sydney. The property comprises a large site area of 1,719 square metres, is securely tenanted to the fast-food chain on a 10-year lease extending to July 2024 and guarantees the highest bidder a net income of approximately $184,370 pa + GST."
The sale of the building should not affect the franchise's prospects, and it's expected that the location will continue to operate at the Church Street location in the future.
The current owner of the building was not available for comment.
