The development site which spans over 80 hectares backing on to the Macquarie River is a prime local for any developers wishing to expand.
Ray White Rural agent for the property Brian McAneney said after so many years with the one owner they felt it was time to sell.
"The family has just decided it was time to relinquish the asset, they just thought it was time," he said.
"Certainly the residential market in Dubbo has been very strong and there's a lack of land in South Dubbo.
"So there is a few market factors there but that's not the reason why they are selling."
Mr McAneney admitted the property can be sub-divided to allow for housing.
"There's approximately 44 acres of residential development land that can be sub-divided into 600 square metre block sizes," he said.

Since the expression of interests began last week, Mr McAneney said there has been suitors from far and wide contact him.
"Enormous interest," he said.
"To front the Macquarie River and Macquarie Street and the property is sewered,"
"There is a live sewer main in place so there is town water connected to the northern side of the railway line, you've got natural gas across the road and nbn.
"It's a beautiful part of Dubbo and when I first came to town in 1990, Macquarie Street was one of the top ten streets in town and I don't think anything has changed."
There are hopes, the area could become similar to another residential estate just a bit further down the street and Mr McAneney feels it would be a good place to replicate this.
"The are north of the railway line is a little bit smaller than Regand Park so you could do a subdivision there like that as far as size wise is concerned," he said.
