What is it?
The Strategy identifies opportunity areas for Large Lot Residential development with a minimum area of two and five hectares, around Mudgee.
In 2014, Council's Mudgee and Gulgong Urban Release Strategy provided a framework for the timing of release and demand for residential land in Mudgee and Gulgong over a 20-year period, however it didn't identify residential opportunities for lots two to five. In 2016 the segment was added to the Comprehensive Land Use Strategy and subsequently three development applications for subdivisions for Large Lot Residential sites have been put to Council.
Those three sites - which are likely to be released soon - represent a 10-year supply and the take-up will be the test of demand. So the Draft Strategy aims to identify suitable land for where the 10 to 20 year supply could be located.

Taking shape
The Draft Strategy states that a shortfall in the supply of large-lot residential lots around two hectares in size has been identified, which extends from above four to below 10 hectares. Furthermore, that local real estate agents canvassed believed that demand for lots two hectares and above is strong.
With that segment being popular with "tree-changers", who are unlikely to need 10 hectares and above. As well as with families who want land but don't want to be too far from town.
Four areas have been identified for potential for two-five hectare lot development - subject to future detailed investigations - which could change the shape of the footprint of Mudgee in the coming decades. They are; two areas at Spring Flat, south of town; Mount Frome to the east; and Menah to the north-west.

Council voted to put the Draft Mudgee Large Lot Residential Strategy on public exhibition for a period of 28 days. After which time a further report will be brought back, considering any public submissions.
Cr Sam Paine said, "I think that the best way to discuss it is to put it out on exhibition and people can come back with their comments". And Cr Esme Martens concurred, "the public will have the opportunity of comment and we're looking forward to receiving any".
